Effective December 20, 2001, a Home
Inspection law went into effect for Pennsylvania. This law applies to a
transfer of any interest in real estate property located within
this Commonwealth, that consists of not less than one nor more than four
residential dwelling units. Whether by sale, exchange installment sales
contract, lease with an option to purchase, grant or transfer of unit in
a residential condominium or cooperative, this law stipulates that:
- Inspectors must be certified members of a
nonprofit, professional home inspector's association.
- This association must require their
members to pass a recognized test and pursue continuing education.
- Inspectors must carry E&O and
liability insurance.
- Inspectors must have performed a minimum
of 100 fee paid inspections, or be supervised.
WV and Ohio will soon have legislation in
effect that will be similar to Pennsylvania's.
